The first conversation

We talk. No forms, no pressure, no agenda. You tell me what's happening — or what you're worried might happen — and I listen. This call is the most important step because it shapes everything that follows. We end it with a clear sense of whether and how I can help.

Situation assessment

I visit the property and get to know the full picture — the home, the person, the family dynamics, the timeline, the finances. I ask the questions most brokers never think to ask. Sometimes this visit confirms what you suspected. Sometimes it changes the plan entirely.

  • In-person visit at the property
  • Honest assessment of condition, value, and readiness
  • Discussion of timing, options, and what comes next

Transition plan

Every situation is different. Some families need to move quickly. Others need six months to feel ready. I build a transition plan that fits your actual situation — not a template. This includes timeline, sequence, property preparation scope, and coordination of any partners needed.

What this looks like

  • Written plan with clear steps and owners
  • Honest advice on timing — including "not yet"
  • Family members kept informed and involved

Property preparation

My vetted team handles everything — triage, cleanouts, donations, minor repairs, painting, and staging. Often with the senior still living in the home. You don't manage contractors. I do. The goal is to present the property at its best while treating the home — and its history — with respect.

  • Full coordination of organizers, tradespeople, stagers
  • Regular photo updates for out-of-town family
  • Sensitive, dignified handling of personal belongings

Sale, settlement & what's next

I list, negotiate, and guide the sale — always in a fiduciary capacity, always with your outcome as the priority. When offers come in, we review them together. I also help secure the next home if needed, coordinating with residences, condos, or other living options so the transition is seamless.

A note on timing

The best time to call is before you need to.

The families who feel best supported are the ones who reached out before the crisis — when there was still time to think, plan, and choose. A first conversation creates no obligation and costs nothing.

But if you're already in the middle of something urgent, I can move quickly. I've done it many times. Don't let the timing stop you from reaching out.
